Wet Unit Refurbishment

The Challenge

In the demanding environment of the Oil & Gas sector, facilities are subject to heavy use and harsh conditions. The client’s wet units had reached a critical state of disrepair. Key issues included:

  • Structural Integrity: Main drains were leaking, causing significant water damage.
  • Persistent Corrosion: Sub-floor rust was beginning to penetrate the existing floor finishes.
  • Historical Failure: Multiple previous attempts to patch the cubicles and floors had failed, leading to a “patchwork” of ineffective repairs that compromised hygiene and safety.
  • Hidden Damage: Upon commencement, the extent of the floor and drain degradation was found to be far more severe than initial surveys suggested.
Wet Unit Refurbishment

The Solution

TEXO implemented a comprehensive refurbishment strategy designed to strip the units back to their structural core and rebuild them using high-spec, industrial-grade materials.

Scope of Works Included:

  • Total Strip-out: Removal of existing cubicles to create an open workspace for structural repairs.
  • Bespoke Fabrication: Leveraging in-house capabilities to fabricate new, custom shower drains specifically designed for the site’s requirements.
  • Structural Remediation: Extensive repair of the damaged sub-flooring and removal of the compromised drainage system.
  • Advanced Surfacing: Application of specialised screed followed by Decorflake epoxy floor covering to ensure a seamless, waterproof, and slip-resistant finish.
  • Wall Rejuvenation: Installation of high-durability wall coverings to ensure the units were easy to maintain and aesthetically refreshed.

The Result

TEXO was selected for this project based on a proven track record of delivering cost-effective results with minimal operational downtime. Despite the “hidden” damage being worse than anticipated, the project was delivered on time and within the original scope.
What sets this project apart was TEXO’s ability to provide a truly integrated solution, managing all trades under one roof and fabricating bespoke drainage components in-house to meet the client’s exact specifications. By utilising high-performance Decorflake epoxy, we delivered a seamless, long-term finish that finally resolved the persistent rust and leakage issues where previous repairs had failed. Despite discovering that the structural decay was more advanced than initially feared, our team maintained total reliability, completing the entire scope within the original six-week window without requiring any changes to the project plan.
